Gather and analysis comparable evidence. Using this to report back to our clients on what our opinion of the open market value is. Once the client (normally a landlord) is happy, we then negotiate with the tenants agent in order to achieve the best lease terms possible for our client. No day is the same as I have a range of different transactions at different stated of the process, keeping my days interesting and unpredictable.
To date my role has included activities such as drafting licences, leases and FBT's, preparing particulars for the letting and sale of land, preparing schedules of condition, producing CA16 Application Forms to prevent new public rights of way being formed as well as general property management and project management. I also undertake regular site visits and out-of-office work.
To assist members of the team in any way possible, mainly concerning: - Analysing properties rateable values in context of their comparable hereditaments and rents, in order to formulate a concise review of any given property. - In doing this I can determine if there is scope for a reduction in tone and if there is whether it is financially viable for the Savills Rating team to challenge this. - As part of these reviews I also look at any MCC opportunities as well as wider rates mitigation strategies such as intermittent occupation and splitting hereditaments to gain reliefs for clients. - Putting together CCA documents on the back of these reviews. - Carrying out FOR's
I assist with the day to day running of Out of Town Retail and Leisure Parks. I participate in a wide variety of different tasks including arrears chasing and updating systems. I also have direct contact with clients and assist with larger tasks such as budget setting and reconciliations. In addition, I am working towards the first year of my APC.
Residential valuation: role involved inspecting prime flats and houses in prime central London, carrying out due diligence, finding comparables, report writing, and calling local agents to get market knowledge in order to get to a final value. Management: role involved keeping all leaseholders updated with any maintenance issues/works, sending out monthly meter readings, organising HIU servicing with contractor and residents.
Acting for a number of Landlords and Tenants in any Landlord an Tenant Act 1954 transactions including lease renewals, re-gears and rent reviews. My responsibilities include directly contacting and relaying information to the client and negotiating directly with the opposing agent. Shopping Centres I have acted for Landlords of include Camberley Shopping Centre, Salisbury Shopping Centre, Gracechurch Shopping Centre (Sutton Coldfield). I have also been involved in the surrender and reletting of a High-Street shop.

Hosted on the platform Zoom, where I heard from different associates who work in different sectors including rural, development, property management, valuation and more. I Participated in question-and-answer sessions with graduates and directors. I Delivered a presentation with 9 other insight students whom I had never met before using PowerPoint to help assist
The insight programme was made up of employees with in the company giving talks on their job roles with in Savills. Furthermore, graduates gave a talk on Savills' graduate scheme and their experience in participating in that process. There was group exercise that involved a presentation at the end of the course, presented by the students to a panel of directors
